Have you had a problem tenant in your investment property before?
We know what can happen when application standards and due diligence are ignored. We take our resident screening seriously. All tenants receive a comprehensive credit and background check by a licensed private investigator. RentVest’s staff interviews previous landlords and verifies sufficient income for each applicant. Once the due diligence is complete, our experienced rental managers will compare the results with our time-tested and stringent application standards for final approval or declination. We believe so strongly in our applicant screening and standards that we are proud to offer the RentVest Tenant Guarantee to all clients. This guarantee covers all new tenants for the first 7 months of their lease.
How will my home be marketed to find the best possible tenant and the highest possible rent?
Our rental marketing is unmatched. This process starts from day 1 when a senior property manager visits your property to install a rental sign, snap quality photos and a films a narrated video tour. We then go back to the office and spread this multi media around the world using the hottest rental and social media sites. Our experienced leasing agents then work directly with potential renters, setting up showings, fielding questions, and processing applications. We take marketing seriously to make sure your property rents as quickly and for as much as the market allows.
What will your home rent for?
The market is constantly changing. Our goal is to make sure your investment is providing you with maximum returns, instead of headaches. RentVest’s experienced property managers will provide a Competitive Market Analysis (CMA) to help you better understand the current rental market value and expected vacancy periods. This analysis provides the data required to properly price your property and maximize profits.
Are you tired of 2 a.m. maintenance calls about leaking toilets and other disasters?
One of the biggest complaints from landlords is maintenance, especially those who do not live near their rental property. We have established relationships with many vendors that provide quality work at competitive prices. Save yourself time and money and let us manage the maintenance headaches. Your tenants will like the service and pay more rent, stay longer, and treat the home better.
Are you staying up to date on all the current laws regarding landlords, tenants, and rental housing in Arizona and at the federal level?
The laws are constantly changing in the real estate industry. It is important to stay informed of these changes and adapt your policies and procedures accordingly. RentVest takes this responsibility very seriously. We have partnered with the best legal counsel which not only provides us with legislative updates but also represents us and our owner/clients in eviction proceedings. We also belong to the National Association of Residential Property Managers (NARPM). Our staff regularly meets with our peers in the local property management industry and share best practices for navigating the legal maze of renting and managing investment properties.
