All tenants receive a comprehensive credit and background check by a licensed private investigator. RentVest’s staff interviews previous landlords and verifies sufficient income for each applicant. Once the due diligence is complete, our experienced rental managers will compare the results with our time-tested and stringent application standards for final approval or declination. We believe so strongly in our applicant screening and standards that we are proud to offer the RentVest Tenant Guarantee to all clients. This guarantee covers all new tenants for the first 7 months of their lease.

Our rental marketing is unmatched. This process starts from day 1 when a senior property manager visits your property to install a rental sign, snap quality photos and a films a narrated video tour. We then go back to the office and spread this multi media around the world using the hottest rental and social media sites. Our experienced leasing agents then work directly with potential renters, setting up showings, fielding questions, and processing applications. We take marketing seriously to make sure your property rents as quickly and for as much as the market allows.

Rent Ready


Did you just have a tenant move out or buy a new rental property and need a tenant fast?

In order to avoid costly periods of vacancies, our network of vendors handle all repairs and cleaning, FAST. We want you to get your rent-ready home on the market again with your new prospective tenant. Attention to detail is paramount when preparing a home for a new tenant. Our managers will propose a scope of work that is balanced between other comparable rentals and the desired rent range. Once you have approved the scope of work our vendors and managers will coordinate the work in a timely manner. The final step involves a senior property manager visiting your home and completing a thorough inspection to verify the vendors assigned work is complete and the home is ready for our newest resident. Our “on the ground” supervision ensures any repairs or improvements to your property are completed quickly, at a fair price and correctly.

How much is your time worth?

Our management services will save you money over the long term. We charge a flat monthly fee and do not nickel and dime our customers with cancellation fees or other “junk” fees. Our experienced staff will rent your home faster and for a higher rent which more than covers our management fee. We make your property our priority.

    Stage 1: Paperwork and Property Condition Report


    Our management process begins as soon the ink is dry on the management agreement. Your property manager will personally inspect your vacant property and give you a full report on its current condition as well as recommendations for improvements or repairs that may need to be made to maximize your potential rents. You will be provided estimates for any improvements and then your manager will supervise the work to completion.

    Your manager will also schedule a conference call with you to complete a tutorial explaining the online portal access. We use technology to simply the property management process and this tutorial helps you to understand how to fully utilize the tools we have available for our owners. Your manager will also review the owner handbook with you and explain our processes and allow you to ask any additional questions.

    Step 2: Market Valuation

    Your property manager will conduct a thorough market analysis on your property. This analysis will compare the location, finishes, community amenities, time of availability and other variables of your property with others that have recently rented. We use reliable data from our local multiple listing service as well as other rental sites to properly price your property and maximize potential rents. You have full approval on all rent pricing decisions.

    Step 3: Lights, Camera, Action

    Lights-Camera-ActionYour property manager will take marketing photos of your property showcasing upgrades, features, and community amenities. We will also film a video tour of your property for use on our website and youtube. A full description of the property and all relevant lease/application terms will also be written by your manager. This information will be posted to our website and many other great rental listing platforms. This information and multimedia will also be distributed to our leasing agents.

    Step 4: Renting Your Home

    ShowingYour property manager will work closely with the Gentry leasing staff to make sure your home is properly marketed to all of the prospective tenants. Your property manager will provide weekly updates on the # of showings and any pending, declined, or approved applications. This allows for communication between owner and manager on the current pricing strategy and solutions for any other negative feedback.

    Step 5: The Investigation

    InvestigationWith Gentry, your house remains a home. Our expert staff and services ensure that your home will be well taken care of and the residents are of the caliber to treat your home as if it were their own; with care. To do this, Gentry utilizes a private investigator to conduct 3 separate background checks to ensure an excellent relationship between tenant, property manager and property owner.

    Step 6: Approval

    ApprovalOnce a tenant has been approved for your property, documents are signed at the home and keys are handed over to the tenant. Now, on to the fun part.

    CollectAfter the lease has been signed, Gentry will issue you with a login to our online owner portal. It is here where you can check on any updates to the status of your property and more importantly, collect your monthly rent.
